C.F.Z Multi-Purpose Complex
Type: office – Mixed-use
Scale: 43000 sqm
The Chabahar Multi-Purpose Complex, located on the Makran coast in the semi-desert climate of Chabahar—Iran’s sole oceanic port—was conceived with inspiration from the Kapar, the region’s indigenous and authentic dwelling type. The Kapar, with its aesthetic and climatic appeal, which shares a striking affinity with the pristine geography of Chabahar, provided the core idea for the project’s skyline and overall form.
The project site acts as a pristine viewpoint, offering a relatively good view of the Gulf of Oman while being surrounded by the area’s rugged, natural landscape. Considering the region’s climatic constraints, we focused intently on the project’s volume, entry method, and openings.
Due to strong, sand-laden winds, the design is aerodynamic, utilizing narrow windows to harmonize with the wind rather than oppose it. Furthermore, there is no distinct entry point at ground level. Instead, a public plaza is created on a lower plane, guiding the user and creating a unique and differentiated spatial experience.
Based on the physical program, the spaces were segregated into two distinct categories—administrative and public—to account for differences in operating hours and user groups.
The administrative section adheres to the latest quality standards, featuring a large central void. This void provides optimal visual connection, sufficient natural light, and cultivates a vibrant work environment, which is psychologically conducive to staff productivity. Access to these spaces is provided through the public plaza.
The public section, encompassing an amphitheater, library, retail space, and sports hall, is situated in an adjacent volume. Given its general nature, this section can be easily utilized outside of typical working hours. In addition to specialized halls, this section includes a multi-purpose hall and a gymnasium, with an open-air café defined above the sports area to serve as a rest and refreshment zone. Ultimately, the project successfully fosters appropriate internal connections while demonstrating a strong and multi-functional public presence within the city of Chabahar.
