BONYAAD MIXED-USE COMPLEX

The Bonyad Mixed-use Complex began with a fundamental challenge: how to design three completely different functions—residential, office, and commercial—in a limited space in a way that is both harmonious and independent?

Our solution was to create a three-layered composition. In this design, the residential and office sections are two separate buildings placed on a shared commercial platform. These three functions are visually integrated, but they operate completely independently, and the privacy of each is maintained.

To solve the issue of a courtyard for the residential and office sections, we relocated their open spaces to the roof of the commercial platform. This approach not only provides the necessary privacy but also offers users beautiful views of the surroundings.

Ultimately, we used distinct materials and forms for each function to express its independent identity.

Residential Section: With protruding volumes and large terraces, it conveys a sense of comfort and home life.
Office Section: With a gridded facade, it showcases its professional and organized appearance.
Commercial Section: With a semi-open platform, it welcomes the public and creates an inviting space for urban interaction.

This project is an example of a functional design that meets the diverse needs of its users.
